House rules

No Smoking/Vaping inside: smoking and/or vaping is NOT permitted inside Pitaya Coliving. Instead, we suggest you make the most of the neighborhood, and take a stroll to smoke outside. 

Quiet hours: are between 10 pm and 8 am during the week, and between 11 pm and 9 am on Fridays & Saturdays, including collateral noise from the kitchen, laundry or bathroom or closing doors loudly.

House doors: We live in a building where there are other neighbors, please be respectful when moving between our coworking house and our living room/kitchen house. Keep the noise down in the staircase and avoid door slamming.

Safety first: Make sure to secure all windows and doors before leaving the property. We’re all sharing a space, which means we rely on each other to keep our stuff, and our roommates, out of harm’s way. Always close and lock all of the doors when you come and go, and if you’re the last one out, secure the windows too. Everybody has valuables inside and it’s our collective job to keep them safe. Pitaya Coliving will not be responsible for any missing item. 

No Fires on the Property: The burning of candles, incense, sage or palo santo is not permitted on the property. Burning or setting material alight on the property is prohibited. 

Drugs: the possession or consumption of any hard drugs (i.e. heroin, methadone, cocaine, crack, ecstasy, magic mushrooms, crystal) in the colivings is strictly forbidden, and will result in immediate eviction. The possessor will immediately be reported to the authorities.

Guests: To invite guests over during the day, request permission to the management team. Overnight guests are not allowed. If you have a friend or a partner who wants to stay at Pitaya Coliving, he/she must book a room, or request to be added to your booking (if you are staying in a double room).

Housekeeping: Clean up after yourself (if you use it, clean it and tidy it away)! The house is professionally cleaned every week, but we must collectively take care about the common areas:

  • Wash the kitchen accessories right after you use them, storing them in the drying areas. Once dried, put them back in their place.

  • Take the trash out when it's full. 

  • Use the individual tablecloths to eat at the dining table. 

  • No food can be consumed while sitting on the sofa. 

  • In general, tidy and clean after yourself. 

Usage of the communal spaces: Don´t leave your personal things in the common areas. It can be mistaken for being communal and be broken or misplaced.

  • Kitchen: Each room has its own cupboard and fridge space that is clearly labeled. There’s also a shared shelf labeled “general” for all the colivers. If you decide to leave something there, please keep in mind that it will be seen fit for communal use. 

  • Bathroom: Keep bathroom utilities in the basket provided for this purpose. And your towels in your room in the hangers behind the doors.

  • Coworking: There are three standing desks designated for call meetings, and normal desks for a more quiet working vibe. Desks are not designated per room, you can use the one you prefer. However, they must be free up after each work session.

Recycling: In this house we care about mother earth! That’s why we have different bins to recycle plastic, cupboard, glass and general waste. During the week, colivers should alternate taking the trash out. Our cleaners will not take it out.

House Manager: Your house manager is Laura! She will check you in and explain everything you need to know about the coliving. She will be around most of the time Monday to Friday. When she is not at Pitaya Coliving, please respect her privacy and only contact her in case of an urgent matter: +34 722 47 54 48.



Consequences of breaking the rules

When one of these rules is violated, a written warning will be issued stating why you are being given a warning. If you break the rules again, a second written warning will be issued, which might result in immediate eviction.


Good rules make for a happy community!

Everybody is different, and rules for a shared space help us all live together in peace. Of course, rules can’t prevent disagreements from happening or tensions to rise from time to time, but they certainly help.

By enforcing a set of coliving community rules, we are giving you the best possible chance of getting along, showing mutual respect, and most importantly having a great time together.
